Notes from experience
What tends to matter most
- A typical Westside kitchen remodel runs 8–14 weeks of active construction, plus design and permitting.
- Cabinetry lead times are often the longest single variable in the schedule.
- Hillside, coastal-zone, or historic-overlay homes may require additional structural and permit review.
Why homeowners reach out
Common problems a kitchens project solves
- Closed-off kitchens that act like hallways between the entry and the family room
- Cabinetry and counters that are functional but visually tired or undersized for how the family cooks today
- Dated plumbing, gas, or electrical that needs to come up to current code before any cosmetic work would last
- Lighting that leaves prep zones dim and makes selections look different at night than in the showroom
- Layouts that fight a remodeled adjacent space — a new addition, opened wall, or new patio slider
Cost & timeline
What shapes the range and the schedule
We don't quote specific numbers without a site visit and a defined scope — anyone who does is guessing. These are the factors that move both cost and timeline most on a typical kitchens project.
- Square footage and whether any walls are moving (structural changes add design, engineering, and inspection time)
- Cabinetry tier — stock, semi-custom, or fully custom — and its lead time, which is usually the longest single variable in the schedule
- Countertop material and origin (imported stone slabs often add weeks)
- Appliance package — built-in / paneled appliances add millwork coordination
- Whether older systems (knob-and-tube wiring, galvanized plumbing) surface during demo and need replacement
- Hillside, coastal-zone, or historic-overlay parcels that add jurisdictional review
Permits & planning
Permit and planning considerations
Most kitchen remodels involve a permit because plumbing relocations, gas, electrical updates, or structural changes are usually part of scope. Pure cosmetic refreshes (paint, hardware swap, like-for-like fixture change) are the exception. Calabasas hillside parcels may require additional review under the LA County Hillside Ordinance. Malibu coastal-zone kitchens may require Coastal Development Permit review if the work extends beyond the existing footprint. We prepare drawings, manage plan-check correspondence, and coordinate inspections as part of standard scope.
