About this scope
This page describes the TYPE of ADU and garage-conversion work we build across Los Angeles County. California recognizes detached ADUs, attached ADUs, garage conversions, and JADUs (Junior ADUs). Each type has different size limits, setback rules, and parking implications. State ADU law preempts many local restrictions, but each city has its own approved overlay — Calabasas, Malibu, and Culver City each handle ADU permitting differently.
Garage conversions are typically the fastest path: three to five months of active construction is common. Detached new-construction ADUs typically run longer. Coastal-zone parcels in Malibu may require Coastal Development Permit review on top of standard ADU permits, which adds time.
Utilities — electrical service, water meter, gas — sometimes share with the main house and sometimes need a separate run. We coordinate with the utility provider on service upgrades and metering as part of scope. Long-term rental is permitted statewide; short-term rental rules vary by city. Confirm any short-term rental plans with your local jurisdiction before designing.
