About this scope

This page describes the TYPE of garage-conversion ADU work we build across LA County. Garage conversions are the fastest path into an ADU. The existing slab, walls, and roof carry most of the structural lift; the work is in new openings, insulation, weatherproofing, MEP, and full finish-out. Three to five months of active construction is typical.

The slab is the variable that most often surprises. Older garage slabs are sometimes too thin for a new partition wall or not graded for indoor floor finishes. When that comes up we send photos and a change order the same day so the homeowner approves before the next move.

Utilities sometimes share with the main house and sometimes need a separate run — separate electrical subpanel is common, separate water and gas less so. Sound and fire separation between the ADU and the main house is treated to current code.
